1. Where is the project? Even though the USA is now on one unified Building Code, each state interprets
it differently. For example, California requires more roughly 25% more drawings, specifications & calculations than
about 35 other states.
2. New Building or an Addition or an Addition with a Remodel? New Buildings can be less expensive
for Architectural Design services because we don't have to document existing conditions that will effect the addition. In
additions, we have to draw and account for the existing building - usually all of it.
3. What size of Building or Addition? All cities and counties have certain size thresholds that
when they are crossed over, cause other governmental agencies or tests to be conducted. For example, FEMA, Fire Sprinklers,
the Coast Commission, Energy & Water Conservation Codes, ADA & Soils Tests.
4. How old is the existing Building for a Remodel or an Addition? Building methodology and conventions
have changed over the decades. Many accepted conventions have to be brought up to the current Building Code, depending on
the City's thresholds and the nature of the proejct.
5. E.) None Of The Above. If you need Building Permits for a job that was built without
